Staging Your Bedroom: Why and How It's Important to Your Success in Selling Your Home

Hi! I'm Bridget. I'm a Home Stager and Interior Decorator based in South Florida, and I often get asked by both Real Estate agents and Home Sellers, "Is staging my primary suite - aka Master Bedroom - necessary?" Absolutely! A bedroom, when staged correctly, can feel like a peaceful retreat. In fact, the primary bedroom was found to be the second most important space for home-buyers. How does your bedroom measure up?

Here are a few quick tips to help you take your bedroom from drab to Fab!

  1. De-clutter. Less is more. Buyers want to see your space, not your personal items. Remove all those personal items from the nightstands and dresser.

  2. Use nice bedding and accent pillows. Neutral-colored bedding will give your bedroom a more elevated look and feel. Let's go for the hotel spa vibe. Fluffing bedding along with a nice throw will always look great, and your photos will look amazing.

  3. “Neutral” any strong paint colors. Which is to say, replace them with a nice neutral tone. I love using light creams, off-white and light grey colors for the walls. They are still neutral, but have some color. Use colors that reflect calmness.

  4. We can’t forget some final finishes like accent pillows for the bed and artwork, too. These details will allow you to add some color and texture to the space. You can mix textures and colors with the accent pillows. These accent pillows should be chosen to work nicely with the artwork so that they complement each other.

  5. Let's now add two pretty lamps to complement the furniture. Purchase lamps that are size-appropriate. If you have large-scaled furniture, then don’t buy small lamps. A great standard height lamp would be 28"-32".

  6. Lastly, pay attention to those accessories that add to the finished look of the room. Never over-accessorize the furniture. Still, items like small plants, vases, and decorative boxes are great pieces that bring warmth and beauty to the room.

Stage It, Before You Sell It: Staging Tips for Successfully Selling Your Home

Before a Homeowner decides to put their home on the market, they should have a professional assessment of how the home measures up in today's market.

The market has changed. Staging your home now is super important to achieving the sale. More inventory on the market means more competition. How will your listing measure up? Let me share with you how important it is to prepare your listing the right way for top-dollar resale.

What is Home Staging?

Home Staging is a marketing tool used to help prepare the home to sell in the real estate marketplace for the greatest amount of money in the shortest amount of time. When we stage your home, your furnishings and accessories are rearranged to showcase the value and potential in your home. Your Home Staging Goal: to drive traffic to the listing, bring in the buyers and let the offers begin. Buyers only know what they see. Because of this, if they’re viewing a home that hasn’t been staged, they might miss the vision of what could be possible. So we need to Set the Stage to get your property sold!

Here Are a Few Tips that will Get You on the Right Road to a Successful Sale:

  1. Make your home more attractive to buyers. De-clutter and De-personalize. You are not selling your "things", you're selling your space. Clutter eats equity.

  2. Make sure the home smells fresh and clean. "If you smell it, you can’t sell it." Bad odors are a turn-off to potential buyers.

  3. Have a professional cleaning service deep clean your windows inside and outside. Clean windows will allow beautiful natural light to come into your home.

  4. Neutralize all loud paint colors. Buyers love light and bright homes, and the home will photograph very nicely for the professional listing photos and videos. Yes, make sure you use a professional photographer, no cell phone pictures please.

  5. Professional photos will be the first introduction to your listing. This marketing tool will drive traffic to the listing.

  6. Don't forget the exterior of your home. Excite buyers as soon as they drive into the driveway with some beautiful landscaping, pruned trees and a fresh coat of paint if needed on the exterior. Sometimes, all you need is a good power-wash for the exterior of the home, including walkways.

    Ninety-five percent of staged homes sell within 11 days or less. This is 87% faster than non-staged homes. They also sell for an average of 10%-15% more so you can recoup what you’ve spent on staging Think of Staging as an investment, not a cost. It's a return on investment when you take the time to prepare your home the "right way".

During Special Holiday Time with My Daughter

Happy New Year! I hope your entire holiday season was as special as mine was. This shot was taken by my daughter as we enjoyed our time off together as a family. Perhaps you also had the opportunity to make special memories with the important people in your life, as we did the day this shot was taken. In whatever ways are meaningful to you and those you love.

As we move into 2018, I wanted to open the month with a brand new blog post, telling you about a brand new completed project.

We had to arrest this Master Bedroom wall color before the house could be staged and listed on the market. Bright colors are nice for kids' bedrooms but, when it comes to the Master Bedroom we highly recommend calm color tones. Remember, the Master Bedroom is the most important bedroom when selling your home. This room should evoke tranquility & peace. For this project we went with Sherwin Williams #7012 Creamy. It's a great neutral that goes with any design style. You were wondering about those drapes? Yep they are too short. You guessed right: they forgot to measure for the correct length.

START FROM SCRATCH

Paint the room in the selected color. Remove old drapery panels, and let's get started with staging this room for potential buyers, so they can fall in love and make an offer. Based on the size of this room, we went with a King Size Bed. We had enough room to add a mini seating area, and YAY we bought some ready-made light grey linen drapery panels in the correct length, 95". HomeGoods came to the rescue; they have the best prices and selections for drapery panels. Our GoTo for rental furniture is CORT Furnishings. You don't need to over-stage a room. You just need enough furniture to show the "livability" of the space.  Buyers only know what they see, not what it's going to be.

We love using white bedding for a fresh updated look, and lots of pillows are a must. Accent pillows are used for a pop of color.  Pillows with different colors and textures also soften a look to a room, and add personality.
